Real estate transactions are among the most important financial and lifestyle decisions you’ll ever make. At Powers Realty Group, we believe every client deserves clear answers, exceptional guidance, and a stress-free experience whether you’re buying, selling, or both.
This page was created to answer the questions we hear most from clients in Naples, Marco Island, Fiddler’s Creek, Port Royal, Pelican Bay, Isles of Collier, and other premier Naples, Florida communities.
Every move begins with questions. Whether you are searching for a home in Naples or Marco Island, making Florida your permanent residence, or selling a property your family has loved, we have gathered our clearest answers here. If yours is missing, call or message us. At Powers Realty Group, Inc., a real person always answers.
There are two good windows. January through April brings the most listings and the most competing buyers. Summer and fall bring fewer buyers, more room to negotiate, and sellers who want to be under contract before the season begins. If you want to be settled for the 2026/2027 season, start in the fall: a cash purchase can close in a few weeks, while a financed purchase usually takes 30 to 45 days. See why Naples single family sales surged this summer.
Cash buyers need to plan ahead. A new National Flood Insurance Program policy normally carries a 30 day waiting period before coverage begins. That wait is waived when the policy is purchased in connection with a mortgage closing, which is why financed buyers rarely notice it. If you are paying cash, apply as soon as you are under contract, and ask about private flood coverage or assuming the seller's existing policy. Details are in our guide to flood insurance for cash buyers.
Three dates matter. Homes permitted after March 2002 were built under the statewide Florida Building Code and its stronger wind standards. Homes built after the 2012 Collier County flood map update generally sit at higher elevations. Homes built from 2023 forward reflect the lessons of Hurricane Ian. Newer construction often means lower insurance premiums and fewer surprises at inspection. See the numbers every Florida buyer should know.
Yes. Before a Realtor can take you through a home in Naples, you need a written buyer agreement in place. Florida Realtors offers three forms, ranging from a simple pre-touring agreement for a single visit to an exclusive buyer brokerage agreement. The agreement spells out the services you receive and how your broker is paid, and it is negotiable. Read your three options before touring a Naples home or visit our Buyer Agreements page.
Check the address on the FEMA flood map and ask the seller for an elevation certificate. Most coastal and bayfront Naples neighborhoods fall in Zone AE or Zone VE, and the home's finished floor elevation relative to base flood elevation drives both risk and premium. Flood maps for Collier County have been revised in recent years, so confirm the current designation rather than relying on an old listing. For a worked example, read Is Aqualane Shores in a Flood Zone? and what Hurricane Ian proved about Naples waterfront.
Fees vary widely, from modest annual dues in non-gated neighborhoods to substantial HOA, club, and equity membership costs in private golf communities. Before you write an offer, ask for the current budget, reserve balances, any pending special assessments, and the transfer or initiation fees due at closing. For condominiums of three or more stories, also request the milestone inspection report and structural integrity reserve study that Florida law now requires. Our post on the most expensive HOA communities in Naples explains what luxury really costs to own.
Buyer traffic peaks from November through April, when seasonal residents and visitors are in town. The strongest results usually come from homes that are fully prepared in the fall and on the market as the season opens, not homes that begin preparing in February. For the 2026/2027 season, that means starting now. Begin with a home value consultation and our listing process.
Focus on what buyers see first and what inspectors check longest. Refresh the front entrance, repaint, update dated light fixtures and hardware, deep clean, and service the roof, air conditioning, and storm protection so the inspection holds no surprises. Powers Realty Group, Inc. provides white-glove preparation and home staging so your home photographs and shows at its best.
Florida sellers must disclose known facts that materially affect the value of the property and are not readily observable to the buyer. Since October 1, 2024, sellers of residential property must also give buyers a flood disclosure at or before contract, stating whether they have filed flood insurance claims or received federal flood assistance. Our post on seller disclosures in Naples and Marco Island covers what to expect.
We price from recent comparable sales, current competition, and the home's condition, elevation, year built, and location within its community. Overpricing costs a seller time and leverage. Underpricing a luxury home attracts the wrong buyer and leaves money behind. The right price positions your home at the top of what qualified buyers will pay and is supported by evidence an appraiser will accept. See our sales results.
Every listing receives professional photography and video, aerial footage, a virtual tour, and its own property website, supported by targeted digital, social media, email, and print campaigns. Because our client network reaches from Southwest Florida to Milwaukee and the Midwest, your home is shown to the out-of-state buyers who purchase in Naples every season. See our full marketing strategy.
Florida residency is established by intent supported by actions. The usual steps are filing a Declaration of Domicile with the Collier County Clerk under Florida Statutes section 222.17, obtaining a Florida driver license, registering to vote, and applying for the homestead exemption on your Florida home. Your former state has its own rules for ending residency, so involve your tax advisor early. Read How to Become a Permanent Resident of Florida.
Florida voters will decide a proposed constitutional amendment on November 3, 2026. If at least 60 percent approve, the homestead exemption for non-school property taxes would rise to $150,000 in 2027 and $250,000 in 2028. As proposed, owners who become permanent Florida residents after December 31, 2026 would receive a smaller exemption for an initial period. Nothing changes unless the measure passes, and we will update this answer after the vote. Speak with your tax advisor about timing.
The homestead exemption reduces the taxable value of your permanent Florida residence by up to roughly $50,000, and the Save Our Homes cap then limits annual increases in assessed value to 3 percent or the rate of inflation, whichever is lower. You must own and occupy the home as your permanent residence on January 1 and apply with the Collier County Property Appraiser by March 1. Buyers who close and move in before January 1, 2027 can apply for the 2027 tax year.
