Transaction Broker Notice
"Limited representation means that a buyer or seller is not responsible for the acts of the licensee. Additionally, parties are giving up their rights to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties."

Why Use a Buyer Broker?

Every Buyer should be afforded the opportunity to have an advocate in the purchase of a home

Every Buyer is now required to have a signed agreement with their real estate agent to view properties.

Setting the tone for negotiations in your real estate purchase

At Powers Realty Group we believe that every good customer relationship should start with a meeting. So, we strongly suggest your home purchasing journey with us begins with an initial buyer consultation in person.

It is very important to us that you understand the buying process and your agency relationship with your broker, before we ever show you a home.

The process has changed over time, so even seasoned buyers and investors will find this initial meeting very educational on the process. It is a critical step in setting the tone for your real estate negotiations.

The Offer to Purchase has been recently revised. Understanding the new Broker Agreements is in your best interest to identify details when purchasing a home that you may not fully understand without reviewing the contracts first.

Buying an older home in Marco Island? You may need the advice of your Buyer Broker to help you navigate the home’s history or new sea wall regulations.

If you are a relocating home buyer, having an advocate in your process may be a critical choice as you make one of the most significant investments of your lifetime. Make sure you have a sit-down meeting with your real estate agent before you begin the process of buying your home.

What is THE BUYER BROKER AGREEMENT?

Buyer Broker Contract
A Buyer Broker Agreement is a contract that a buyer signs with a broker to be the exclusive agent for a buyer’s property search

In order for the broker to be able to give opinions or advice in writing on offers and negotiations, there needs to be a signed buyer broker agreement. The Broker, in this capacity, works as the buyer’s fiduciary in the transaction.

NOTE: Without the Buyer Broker agreement, the agent owes allegiance to the transaction.
