The Most Expensive HOA Communities in Naples, Florida: What Luxury Really Costs to Own

The Most Expensive HOA Communities in Naples, Florida

In Naples, the purchase price is only the beginning of the conversation.

I say this to every buyer who calls me about a $4 million home in one of our premier gated communities: before you fall in love with the view, understand the fee structure behind it. In Naples' most exclusive addresses, homeowners association dues are layered a master association, a neighborhood or village association, sometimes a condo association on top of that and in the golf communities, a mandatory equity club membership sits above it all. The result is that two homes at the same price point can carry annual ownership costs that differ by $30,000 or more.

That's not a reason to walk away. These fees fund the very things that make these communities extraordinary private beach clubs, championship golf, staffed gates, concierge-level grounds care and they protect property values decade after decade. But you should walk in with clear eyes. Here are the five most expensive HOA and club fee communities in Naples, and exactly what drives those numbers.

A quick note before the list: fee figures below reflect published ranges as of mid 2026. Every association and club adjusts dues annually, and neighborhood level fees vary widely within each community. Always verify current numbers through the estoppel and club membership office during due diligence  something my team handles for every buyer we represent.

1. Bay Colony (Within Pelican Bay)

Bay Colony is the pinnacle of layered ownership costs in Naples, because residents pay into more associations than anywhere else in the market. A Bay Colony owner is typically responsible for the Pelican Bay Foundation fee, the Bay Colony Community Association master fee, a mandatory Bay Colony Beach Club assessment, and for tower residents building specific condo dues that can run from roughly $10,000 to over $60,000 annually depending on the building.

What do you get for it? Two miles of private, gated beachfront. Membership in the Bay Colony Beach Club with its private beachfront dining. The Bay Colony Tennis Club. Access to Pelican Bay's two additional beach clubs, tram service, and fitness facilities. Double gated security in one of the only true gated beachfront enclaves in Naples.

Bay Colony is also one of the rare ultra luxury communities offering both beachfront high rise condos and custom single family estates behind the same gates which is exactly why its fee structure is so layered, and why it remains one of the most requested addresses among my buyers.

2. Grey Oaks (Including The Estuary)

Estimated fees: Tiered HOA/POA dues varying across 19 associations, plus mandatory club membership  full golf initiation of $375,000 with annual golf dues around $25,000 for 2026

Grey Oaks is central Naples royalty: 54 holes of championship golf, two clubhouses, a 30,000 square foot wellness center, and a location just minutes from downtown and the beaches. It is also a mandatory membership equity club community every buyer, in every Grey Oaks neighborhood, joins the club at purchase.

The property association side is complex by design. Grey Oaks contains multiple association layers and roughly 19 separate HOAs across its enclaves, so dues vary meaningfully depending on whether you're in a villa neighborhood, a mid rise, or a custom estate section like The Estuary. On top of that sits the club: full golf membership now carries a $375,000 initiation with 2026 annual golf dues of approximately $25,286, while sports memberships offer a lower cost tier without golf privileges.

For committed golfers who want proximity to Fifth Avenue South, no community in Naples competes. Just budget for the full stack POA dues, club dues, capital contributions, and transfer fees not the headline number.

3. Quail West

Estimated fees: Master and village HOA dues of roughly $1,500–$2,500 per quarter, plus mandatory club membership with six figure golf initiation

Quail West is Naples' grand estate community, sprawling lots, two championship golf courses, and a 70,000 square foot clubhouse that feels more like a resort than a neighborhood amenity. Club membership is mandatory here, with full golf and social tiers, and golf initiation fees that have climbed well into six figures as demand for the community has surged.

One structural advantage worth noting: Quail West carries no CDD (Community Development District) assessment, which saves owners a meaningful line item on the tax bill that many competing communities can't match. The trade off is that the association and club dues carry the full weight of maintaining the community's extensive amenities, the master association covers roads, gates, security, and community wide insurance, while village associations layer in neighborhood level landscaping and maintenance.

4. Mediterra

Estimated fees: HOA dues of approximately $1,800–$3,000 per quarter, plus club membership, full golf joining fee of $250,000 with annual dues around $24,100

Mediterra offers something no other Naples golf community can: two Tom Fazio championship courses and a private beach club on the Gulf. That rare golf plus beach pairing is exactly what its fee structure funds.

Per the club's published membership guide, full golf carries a $250,000 non refundable joining fee with annual dues of roughly $24,100, plus capital assessments. Limited golf and Sports & Beach tiers offer lower entry points the Sports & Beach category at $100,000 has become a popular path for buyers who want the beach club lifestyle with a documented route to convert to golf as availability opens. The golf category has been at capacity, which means resale homes that convey a transferable golf vacancy command a genuine premium in this community.

Layer in quarterly HOA dues covering the community's meticulous Mediterranean landscaping and gated security, and Mediterra sits firmly among the highest total cost and highest total lifestyle addresses in North Naples.

5. Talis Park

Estimated fees: HOA dues of approximately $1,500–$2,500 per quarter, plus neighborhood association fees and resident equity club membership.

Talis Park is the most contemporary of Naples' elite club communities a Greg Norman and Pete Dye co-designed course, the design forward Vyne House clubhouse, and an active, wellness-driven social culture that appeals to a younger luxury buyer.

The fee structure follows the familiar layered model: master HOA dues in the range of $1,500 to $2,500 per quarter, with condo and coach home neighborhoods (Corsica, Viansa, and others) adding building level association fees that cover exterior insurance, reserves, and maintenance. As a resident equity club, Talis Park ties golf and sport membership categories to ownership, adding club dues on top of association assessments.

For buyers who want turnkey luxury condos and coach homes alongside custom estates. all inside one club. Talis Park delivers, and its appreciation over the past several years has validated the carrying costs.

The Port Royal Footnote

Here's the answer that surprises most buyers: Port Royal, the single most expensive neighborhood in all of Florida, has no mandatory neighborhood HOA. Ownership there instead revolves around Port Royal Club eligibility the coveted beach club membership tied to qualifying properties which drives its own significant costs, but through an entirely different structure. It's a useful reminder that in Naples, "most expensive neighborhood" and "most expensive HOA" are two different lists.

What This Means for Your Purchase

High fees are not a red flag in these communities they are the price of admission to the finest private amenities in Southwest Florida, and well funded associations with healthy reserves are exactly what protect your investment. The red flags live in the details: underfunded reserves, looming special assessments, opaque club financials, and transfer fees buyers didn't budget for.

That's where representation matters. Before any of my buyers write an offer in a club community, we review the association budgets, reserve studies, estoppel certificates, and current club fee schedules  so the total cost of ownership is understood before closing, never discovered after.

If you're weighing Naples' premier communities and want an honest, side by side breakdown of what each will truly cost you to own, I'd welcome the conversation.
