Manned gates, guest lists and quiet streets lined with royal palms are part of what draws so many of our clients here. Now that same instinct for privacy is reshaping how luxury homes in Naples are bought and sold.
Across the country, the real estate industry is debating a simple question with very large consequences: who should see a home for sale, and when? For Naples homeowners and the buyers who hope to find them, the answer matters more here than almost anywhere in America.
The autumn of 2026 has brought more change to how homes are marketed than any season in recent memory.
Compass, which completed its acquisition of Anywhere Real Estate in January 2026, now operates under one roof several of the most recognized luxury brands in Southwest Florida, including Sotheby's International Realty and Coldwell Banker, along with Compass itself. Compass has championed a "private exclusive" approach in which a home is shown first within its own network before it reaches the public. In September it introduced a "See It First" section on its website to feature those homes, and several MLSs across the country have gone to court to defend their cooperation rules.
On October 26, 2026, Keller Williams, HomeServices of America (parent of Berkshire Hathaway HomeServices), AGNT (parent of eXp Realty and NextHome) and Real REMAX Group announced Open Real Estate, a shared national listing initiative built on the opposite idea: that every listing should be shared as widely as possible.
In other words, the largest brokerage groups in America have looked at the same luxury seller and reached very different conclusions. Some favor privacy first. Others favor exposure first. A Naples homeowner deserves an advisor who understands both, and who represents only one interest: theirs.
Naples luxury homes are marketed under the national framework of REALTOR® owned MLSs, including the MLS of Naples, Inc., operated through the Naples Area Board of REALTORS® (NABOR). Under that framework, once a home is publicly marketed, it must be entered into the MLS within one business day.
Since 2025, sellers have two recognized private options alongside a full public listing:
Both options require the seller to sign a disclosure acknowledging what they are choosing and what they may be giving up in exposure.
There is an important distinction between Naples and our home market of Milwaukee. In Milwaukee, Metro MLS now publishes a private, members only portal on the front page of its site listing every excluded property in Southeast Wisconsin by address and representing agent, regardless of brokerage. As of October 27, 2026, that portal showed 138 excluded properties. No single brokerage can keep a private Milwaukee home to itself. In Naples, a private home is only as visible as the network of the broker who holds it. That makes your choice of broker the single most important decision in a private sale.
We have seen this firsthand. Gretchen Keating, Vice President and Managing Broker of our Naples office, recently purchased her new home in the Isles of Collier Preserve through a private exclusive sale with Coldwell Banker. The home was never publicly listed. There were no online photos, no public price history and no portal listing, and every detail of the sale remained private. It is a perfect illustration of how the Naples private market works: the opportunity lived inside one brokerage's network and reached the right buyer through relationships, not websites. For sellers, it shows how gracefully privacy can be preserved. For buyers, it shows why the right connections matter.
Naples is home to many of the most accomplished families in America, from retired chief executives to business owners who divide their year between the Gulf Coast and the Midwest. For them, privacy is not a preference. It is a requirement.
Our advice is the same in Naples as it is in Milwaukee. Choose a private listing when privacy is a genuine priority, and choose a broker whose network is large enough to make privacy work in your favor.
Powers Realty Group, Inc. did not come to Naples to follow a trend.
Our Wisconsin clients asked us to be their Florida broker, and in 2025 we opened our office at 780 Fifth Avenue South to do exactly that. My own family has been part of Naples since 2010, and I have owned a home here since 2022.
That history gives our Naples sellers something no other local brokerage can offer: a private bridge to the Midwest.
When a Naples home is offered privately through Powers Realty Group, Inc., it is introduced not only to Naples, but quietly to the Midwest families who make up so much of the Gulf Coast's buyer pool.
The homes you see online are only part of the Naples story. The real Naples luxury market also includes homes sold privately, presented personally and protected carefully, often between families who never meet until the closing table.
Yes. Some Naples sellers choose an office exclusive listing, which is not entered into the MLS or publicly marketed, or a delayed marketing listing, which is visible to MLS member agents before it appears on public websites. These homes are shared privately through agents and their professional networks.
Privately marketed homes are not syndicated to consumer websites such as Zillow, Homes.com or Realtor.com. Buyers learn about them through a real estate agent with strong relationships in the Naples luxury market.
In Milwaukee, Metro MLS maintains a members only portal listing every excluded property by address and representing agent, so all member agents know a private home exists. In Naples, an office exclusive is shared only through the listing broker's own network, which makes the broker's reach especially important.
A private listing can be the right choice when privacy is a genuine priority, such as for a seasonal home, a high profile owner or a sensitive life event. It reaches a smaller audience than full public marketing, so it works best with a broker who has a large, qualified private network.
Little Black Book Properties™ is the Private Exclusive Offering of Powers Realty Group, Inc., serving luxury sellers and buyers in Naples, Marco Island and Milwaukee with discreet, compliant marketing and private introductions, led personally by Suzanne Powers and Gretchen Keating.
