Most Naples communities are built around a golf course. The Isles of Collier Preserve is built around something harder to replicate: 2,400 acres, more than half of it left alone.
If you are a buyer who wants to be minutes from Fifth Avenue South without living on top of it, and you would rather paddle than putt, this is the community to understand before season begins.
About four to five miles. The gated entrance sits on Caribe Avenue off US 41 East, and the drive to Fifth Avenue South and Third Street South runs roughly ten minutes. The Naples Pier and the beach are about fifteen minutes. Southwest Florida International Airport is about forty.
What surrounds it matters just as much. Rookery Bay National Estuarine Research Reserve to the south. Naples Botanical Garden to the north. Dollar Bay to the west. Those borders are protected, which means the views you buy are the views you keep.
One master association, the Isles of Collier Preserve POA, governs the entire community and is professionally managed by FirstService Residential with staff on site. What stands out is the structure underneath it. Each neighborhood has its own resident committee with a formal charter, so owners have a real voice rather than a suggestion box.
The community is guard gated around the clock and has no age restriction. Leasing is permitted with limits, generally a 30 day minimum and a cap on leases per year, which keeps the streets residential rather than transient.
Fees vary by home type and are billed quarterly. Published figures generally fall between the low $300s and mid $400s per month, with attached homes such as cottages, villas, and coach homes toward the higher end because their fees can include reserves for exterior painting and roofs. Fees cover the gate, common grounds, the preserve, landscaping and irrigation, and full use of the Isles Club.
Two points Midwest buyers should note. First, there is no CDD. Minto funded the infrastructure itself, so there is no bond assessment riding on your tax bill. Second, there is no mandatory golf or club equity. Compared with the communities in our guide to HOA fees in Naples luxury communities, the carrying cost here is modest. Always confirm the exact figure for a specific address through the association estoppel before you write an offer.
The community is organized into named neighborhoods, most borrowed from the Caribbean: Antigua, Barbuda, Barthelemy, Caribe, Carnival, Elbow, Guana, Indies, Lightbourn, Marigot, Pembroke, Plana Cays, Union Island, Nevis, Gustavia, Cayo Coco, Saona, Yucatan, and Dominica Isle.
The easier way to think about it is by home type:
Coastal Cottages, two bedroom homes of roughly 1,200 to 1,500 square feet near the entry, are the most accessible price point. Villas offer single level, low maintenance living. Dominica Isle holds the coach homes, many with wide water views over the Cypress Waterway. Single family homes by Minto and estate homes by Stock Signature Homes fill streets such as Lightbourn, Union Island, and Pembroke. Recent asking prices have ranged from the high $500s to about $3.5 million.
The architecture is Old Florida coastal: metal roofs, front porches, soft color. If you want Mediterranean tile and columns, this is not your community, and residents like it that way.
The Isles Club is the center of daily life. Resort pool with cabanas, separate lap pool, fitness center with classes, tennis, a large pickleball complex, bocce, a yoga lawn, and a dog park. The Overlook Bar & Grill is a private waterfront restaurant reserved for residents and guests.
Then there is the part no clubhouse can copy. Eight miles of trails and blueways. Kayak and paddleboard launches on the Cypress Waterway. Catch and release fishing. Birdlife most people drive to a sanctuary to see. For boaters, a private yacht club and marina adjoins the community on Naples Bay with memberships available and deep water access to the Gulf.
Proximity without congestion. Protected borders on three sides. No CDD and no golf dues. Homes built from 2014 forward, which places every one of them after the 2002 Florida Building Code wind standards and the 2012 Collier flood map update we cover in our guide to what year built to look for in Naples. And a culture that is active, outdoors, and genuinely neighborly.
If golf is the center of your week, look elsewhere and we will happily show you where. If you want nature, newer construction, a sensible fee structure, and a ten minute drive to dinner on Fifth, it deserves a serious look.
