Worth It? Refreshing a Naples Lanai with Wisconsin Lannon Stone

In Naples, the lanai is the living room.

It is where morning coffee happens, where guests gather at sunset, and where buyers decide, in about thirty seconds, whether a house feels like home.

So when it came time to refresh the lanai at my own home in Fiddler's Creek, I did not treat it as a weekend project. I treated it the way I would advise any client preparing a luxury home for market: invest where people actually live, choose materials that last, and solve the problems Florida is going to hand you.

Three choices made the biggest difference. New white Lannon stone pavers, quarried from where else but Wisconsin. A picture window screen enclosure that opens up the view. And oversized gutters built for Naples rain. Here is why each one earns its place, and whether the payoff is worth it.

Why Wisconsin Lannon Stone Belongs on a Florida Lanai

If you have lived on Milwaukee's North Shore, you know Lannon stone. It is the creamy, buff stone on homes, walls, and bridges across southeast Wisconsin and Chicago. It is quarried near the village of Lannon in Waukesha County, from the same Niagara dolomite formation that runs beneath the Great Lakes.

Builders have prized it since the 1800s for three reasons: its uniform grade, its hardness, and its color. Those same qualities are exactly what a Florida pool deck needs.

It stays cooler underfoot. Naples sun is relentless. A light, white paver reflects far more heat than a dark one, which matters when you are walking barefoot from the pool to the chaise.

It is dense and durable. Dolomite is harder than ordinary limestone. It stands up to foot traffic, patio furniture, and years of sun.

It reads as timeless, not trendy. Travertine is everywhere in Naples. White Lannon stone gives a lanai a clean, bright, coastal look that still feels distinctive.

It brings a little Wisconsin home. For those of us who split our lives between the North Shore and Naples, there is something meaningful about standing on stone from home, a thousand miles south.

One practical note: any natural stone around a pool, and especially a saltwater pool, should be sealed and maintained. Ask your installer about the right sealer and how often to reapply it.

The Picture Window Screen: Keep the Protection, Lose the Clutter

A traditional Florida pool cage does its job. It keeps out bugs, leaves, and lizards. But it also puts a grid of posts and crossbars between you and the view you paid for.

A picture window enclosure changes that. It uses heavier, engineered aluminum beams that span wider openings, so it needs fewer vertical posts and fewer horizontal bars. The result is a large, clean panel of screen that frames the view like a window rather than a cage.

The difference is immediate. The golf course, the lake, or the landscaping becomes the focal point. Photos look better. And when buyers step onto the lanai, they see open space instead of framing.

A few things to know before you start:

  • It is engineered work. Enclosures in Florida are built to meet wind load requirements under the Florida Building Code, and wider spans take more engineering. Expect permits and engineered drawings.
  • Your HOA will want to see it. In most Naples communities, including Fiddler's Creek, exterior changes go through architectural review. Build approval time into your schedule.
  • Choose your installer carefully. Ask for engineered plans, the permit, and the warranty in writing.
Oversized Gutters: Built for Naples Rain

Anyone who has spent a summer in Naples knows the pattern. A sunny morning, then a wall of rain in the afternoon. Most of the year's rainfall arrives in the summer wet season, and it often comes fast and hard.

Standard gutters were not made for that. When they overflow, water sheets off the roofline and onto the lanai. It splashes across the pavers, stains the stone, pools where you walk, and washes out the plantings below.

Oversized gutters, often called super gutters, carry far more water. Paired with well placed downspouts that move water away from the lanai and the foundation, they keep the deck dry, protect your new stone, and quiet the waterfall effect during a storm.

This is the least glamorous part of my project, and one of the smartest. You will never photograph a gutter. But you will notice it every time it rains and your lanai stays usable.

The Payoff: Is a Lanai Refresh Worth It?

Yes, and here is how I see it as a broker, not just a homeowner.

Buyers judge the lanai first. In Naples, the listing photos that stop the scroll are almost always the pool and lanai. A bright deck and an open view photograph beautifully. A tired cage and stained pavers do the opposite.

Deferred maintenance costs more than the repair. When buyers see a worn enclosure or a cracked deck, they do not subtract the cost of fixing it. They subtract more, because they are pricing in the hassle and the unknown. A finished lanai removes that objection entirely.

Condition sells. I have said it before: in today's luxury market, the best kept home on the street is often the easiest to sell. The lanai is where that shows most in Florida.

You get to enjoy it. The best improvements pay you twice, once every day you live with them and again at closing.

My advice is simple. If your enclosure or deck is showing its age and you plan to sell in the next few seasons, refresh it before you list, not after a buyer's inspector points it out.
